Water/Waste Water Quick Facts

  • Water meters are read electronically on or about the 25th of each month
  • Water bills are mailed on or about the last day of each month
  • Payments are due on the 15th of every month, after which a $10.00 late fee will be assessed
  • Past Due notices are mailed on or about the 18th of each month
  • Disconnection of services due to non payment are subject to a $50 reconnection fee if service is restored within 30 days.  Restoration of service can take up to 24 hours.  For service that is disconnected for a period of more than 30 days, a fee of $120 must be paid prior to service being restored.
  • The base water rate is for ZERO usage and water is billed in 1,000 gallon increments.
  • Each member's sewer rate is determined by their individual winter water use average during the months of December, January and February each year.  Each member is allotted 3,000 gallons per month.  Residential customers whose winter water use average is more than 3,000 gallons will be assessed $6.93 for every 1,000 gallons above the 3,000 gallon allottment.  Retail customers whose winter water use average is more than 3,000 gallons will be assessed $7.56 for every 1,000 gallons above the 3,000 gallon allotment.  Each member's sewer rate is recalculated every April 1st and is in effect for the one year period of April 1 - March 31.  

 MHPOA Quick Facts

  • Property Owners Association dues are based on the number of lots owned.  One lot is $30.00 per quarter, two lots is $60.00, three lots is $90.00, etc.  Please keep in mind that there are those tracts/lots that are only portions of a lot.  For a property's exact dues owed, please contact the office.
  • POA dues are billed each quarter on January 1st, April 1st, July 1st and October 1st.
  • Members have 1 month to pay their dues without penalty
  • Dues not paid during the month they are billed, will be assessed a 1.5% interest rate each month until paid in full
  • Past Due notices are mailed the beginning of each month and are payable upon receipt.

Our community replaced all its old-style analog water meters with the new water industry standard of automated, electronic water meters.  It is no longer necessary for you to read your own meter, as District personnel will electronically read your meter each month.  If you should ever have questions or concerns about your water usage during any given month, please contact the District office at (979) 968-5514.  Our staff will be happy to review your meter reading data with you, perform a visual re-read of your meter or even a meter test, if necessary.
